The valley has its own housing stock

Black Mountain and the Swannanoa valley run to older cottages, 1920s through 1950s bungalows near downtown, mid-century ranches, and newer homes built up the slopes for the views. Small rooms, single bathrooms, low ceilings in places, and framing that has settled – all of it normal for houses this age, and all of it affecting how a remodel gets planned.

Parts of the valley are also still working through repairs from the 2024 flooding. If your project is part of that, tell us up front – the sequencing is different when insurance, moisture remediation and structural repair come before finishes.

Much of the residential land here falls away from the road. That affects footing depth on additions and decks, drainage around foundations, and how a crew stages material. It is ordinary work for us – we build new homes on this terrain – but it is why a deck twelve feet off the downhill side costs meaningfully more per square foot than the same deck on flat ground.

Building permits go through Buncombe County, with town zoning review inside Black Mountain limits. We pull them and meet inspectors on site.

Do you take repair work as well as remodels?

Yes - rot, structural repair, roofing and siding are a regular part of what we do here, and often the right first step before any interior remodel.

My lot is steep. Can you still build a deck or addition?

Yes. Footings get stepped down the grade and posts are sized for the height. We build on this terrain routinely; it costs more per square foot than flat ground and we price it honestly.

Who issues the permit?

Buncombe County for building permits, with town zoning review inside Black Mountain limits. We handle both.

What does a remodel cost here?

The same ranges as the rest of our area - kitchens $35,000 to $90,000, baths $18,000 to $45,000. Older houses carry a stated allowance for what turns up inside the walls.
