Roofs fail at the details, not in the field
The middle of a roof rarely leaks. Water gets in at valleys, chimneys, skylights, pipe boots and where a roof meets a wall. Those are the places a fast crew skips – reusing an old boot, running shingles into a valley without proper metal, caulking a chimney instead of stepping and counter-flashing it. On steep mountain roofs with heavy summer rain, those shortcuts show up quickly.
We roof our own new homes and we replace roofs the same way: full tear-off so we can see the deck, ice and water membrane at eaves, valleys and penetrations, new flashing rather than reused, and intake and exhaust ventilation actually balanced so the attic dries.
What we install
- Architectural asphalt shingles. The standard here – GAF, Owens Corning and CertainTeed systems with manufacturer warranty coverage.
- Standing seam metal. Longest service life, sheds snow and debris, the right answer on steep pitches and on homes where the roof is a design element.
- Metal shingle and exposed fastener panels. Lower cost metal options for outbuildings and budget-conscious replacements.
- Low-slope sections. Membrane roofing where a porch or addition drops below shingle-rated pitch.
- Repairs and storm damage. Leak diagnosis, flashing repair, and documentation for insurance claims after wind or hail.
Tear-off, not layover
Adding a second layer of shingles over an old roof is cheaper and we do not do it. You cannot inspect or replace bad decking under a layover, the new shingles run hotter and fail early, and the second layer complicates every future repair. Tear-off lets us see and fix rot at the eaves – which we find on a meaningful share of the older Asheville homes we work on.
