Find it, then fix it
A stain on a ceiling is rarely under the hole. Water travels along framing before it drops. So we start on the roof and in the attic, trace the path, and photograph what we find – rather than replacing the nearest shingles and hoping.
In practice, most leaks in this area come from six places: a failed pipe boot, missing kick-out flashing at a roof-to-wall junction, chimney counter-flashing that was caulked instead of cut in, a valley that was closed-cut incorrectly, a skylight curb, or an ice dam at an under-ventilated eave.

Storm damage and insurance
After wind or hail we inspect, photograph the damage in detail and provide a written scope your adjuster can work from. We do not negotiate the claim on your behalf, and we are careful not to promise what an adjuster will approve. What we can do is make sure nothing gets left out of the scope.
Repair or replace
If the field of the roof is sound and one detail is failing, repair it. If shingles are curling, granules are gone and the roof is near the end of its life, a repair is money you spend twice. We will say plainly which one you are looking at.

Water moves along rafters and can enter far from where it shows. That is why we go into the attic and trace it, rather than guessing from the ceiling below.
