An addition is new construction attached to an existing house, on a lot that usually slopes. Around Asheville that means footings stepped down a grade, a roof tie-in that will not leak in a driving rain, and a foundation that matches the settlement behavior of the original. The existing structure decides what it can carry, which for a second story means an engineer looks at the foundation and wall framing. And the septic or sewer capacity decides whether you can add a bedroom at all – in much of Buncombe and Henderson County, bedroom count is tied to septic permitting.
