Water first, drywall second
Mountain lots shed water toward houses. Nearly every unfinished basement we look at around Asheville has at least one of the same three problems: grading that falls toward the foundation, downspouts dumping at the wall, or no interior drain and sump. Finishing over any of that guarantees you tear it out again.
So we start with moisture. Grading and downspout extensions where that is enough. Interior perimeter drain to a sump when it is not. Sealed vapor barrier on the slab and walls, rigid foam instead of fiberglass against concrete, and a dehumidifier tied into the HVAC. Only then does framing start.
What a finished basement includes
- Moisture and drainage work. Whatever the specific basement needs, priced honestly and done before anything is covered.
- Framing and insulation. Furred or free-standing walls with rigid foam against the concrete, so nothing organic touches a cold wall.
- Egress. A code-compliant egress window or door for any bedroom, cut and waterproofed properly – not optional and not a place to improvise.
- Systems. Dedicated circuits, lighting layout, HVAC supply and return sized for the new load, bath rough-in if you want one.
- Ceilings. Drywall for the look or a drop system where you need access to plumbing above.
- Finishes. Flooring rated for below grade, trim, paint, and a wet bar or kitchenette if the plan calls for it.
