Rot is a symptom, not the problem
Rotted trim and sheathing means water has been getting into the assembly, usually for years. Cutting out the soft wood and putting new boards in the same detail buys you three or four years and the same phone call. We find the entry point first – missing kick-out flashing, a window sill without a pan, a deck ledger bolted through siding, a downspout dumping at the wall – and fix that before rebuilding.

How we repair it
Remove finish material until we reach sound framing, cut back rotted members past the damage, sister or replace structural pieces, re-flash the detail correctly, then rebuild with a weather barrier and finish that matches. On structural members we bring in an engineer where the span or load calls for it. Everything gets photographed before it is covered.

How much does dry rot repair cost?
Anywhere from $1,500 for isolated trim to $15,000 or more when band joists, deck framing or a large wall section are involved. We price a known scope with an allowance, then bring you photos and a number before going past it.
Can rot be filled instead of replaced?
Epoxy consolidation works on small areas of decorative trim that carry no load. Structural members and sheathing get replaced. Anyone offering to fill a rotted rim joist is selling you time, not a repair.
How do I know how bad it is?
You do not until it is open, and neither does anyone else. What we can do is probe, read the water path and give you a realistic range - and we photograph everything so you see what you paid for.
Will you fix the cause too?
That is the point of the visit. Repairing rot without correcting the flashing or drainage that caused it guarantees a repeat, and we will not quote it that way.
