A roof changes everything structurally
Adding a roof over a deck or patio is not a deck project with a lid. The posts and footings now carry roof and snow load, the roof has to tie into the existing structure without creating a leak path, and in most cases the whole assembly needs a permit and an engineered connection detail. Half the covered structures we get called to repair were built on footings sized for a deck.
What we build
- Screened porches. Framed, roofed and screened, with a floor system that drains and screen panels that can be replaced individually.
- Covered patios and decks. Roof over existing or new outdoor space, gable or shed depending on how it meets the house.
- Three-season rooms. Screened with removable glass panels for shoulder-season use.
- Outdoor fireplaces and heaters. Masonry fireplaces, gas units and infrared heaters, planned into the framing rather than added later.
- Ceilings and lighting. Tongue-and-groove or beadboard ceilings, fans, recessed lighting on outdoor-rated circuits.
Where they leak
The roof-to-wall junction. Done right there is step flashing and a kick-out where the new roof edge meets the house wall, and the siding is cut and re-lapped over it. Done wrong there is a bead of caulk, and the wall rots from the inside where nobody sees it for five years.

Four to ten weeks depending on size and whether footings and structure are new. Screened porches generally run $30,000 to $75,000; a simple patio cover over existing slab costs considerably less.

Generally $30,000 to $75,000 depending on size, height above grade, roof complexity and ceiling finish. A patio cover over an existing slab is much less.
Can you roof over my existing deck?
Often, but the existing footings and posts were sized for deck load, not roof and snow load. We check first, and upgrading them is part of the scope when needed.
Do I need a permit?
Yes. A roofed structure attached to the house requires a permit and inspections in this area. We handle both.
Screen or glass?
Screen for a true porch feel, removable glass panels if you want to use the room in colder months. A fully conditioned sunroom is a different project - it needs insulation, HVAC and code-compliant walls.
