Room to build
Mills River is agricultural valley land in Henderson County, and the lots are generous by regional standards. That single fact changes what we get asked for. Where an in-town remodel is about rearranging the space that exists, projects here more often add space: a primary suite off the back, a bigger kitchen pushed into the yard, a screened porch or covered patio facing the fields.
We also do a steady share of one of our better-known subdivisions’ worth of work nearby – Mills River Crossing is a Big Hills community – so the valley is not new territory for our crews.
What we do most in Mills River
- Home additions – primary suites, bump-outs and bonus space
- Kitchen remodeling, often combined with pushing the exterior wall out
- Screened porches and covered patios
- Decks and outdoor living space
- Bathroom remodeling and primary baths
- Siding, windows and roofing
Septic decides the bedroom count
On acreage without public sewer, the septic permit governs how many bedrooms the house may have. Before we draw an addition with a bedroom in it, we check the permitted count in county records – it is the fastest way to find out whether a project is possible, and it costs nothing to look.
Permits
Building permits go through Henderson County, with town zoning review inside Mills River limits. Larger additions on rural parcels sometimes need a septic evaluation as well, and we sequence that first.

Frequently asked questions
Can I add a bedroom out here?
Only if your septic system is permitted for it. That is the first thing we check in county records, before anyone pays for drawings.
What does an addition cost?
Generally $250 to $400 per square foot. Foundation work, roof complexity and finish level drive the range; a 400-square-foot primary suite commonly lands between $110,000 and $160,000.
Do you build screened porches?
Yes, and it is one of our most requested projects in this valley. A roofed structure needs footings sized for roof and snow load - not deck footings - and a properly flashed tie-in to the house.
Are you familiar with this area?
Mills River Crossing is one of our own communities. Our crews are in this valley regularly.
