Arden is our backyard

Arden sits along the Hendersonville Road corridor in south Buncombe County, fifteen minutes from where we build. It is unincorporated, which means most of what happens here goes through Buncombe County directly rather than a town office – simpler permitting than people expect.

Two kinds of houses, two kinds of projects

The subdivisions built from the 1990s through the 2010s – Royal Pines, Biltmore Park and the neighborhoods off Long Shoals – are now at the age where the original kitchen and baths are worn out and the finishes read as dated rather than classic. Those are cabinet, counter, tile and lighting projects, often with a wall coming out between the kitchen and family room.

The older ranches and split-levels closer to the highway are a different job. Small, closed rooms, single bathrooms, original windows and, on many of them, vinyl siding from the 1990s that is failing at the bottom courses. That work runs toward whole-home remodels, additions and siding replacement.

Permits and HOAs

Permits go through Buncombe County. Several Arden neighborhoods also have an HOA with an architectural review process for anything visible from the street – siding color, additions, decks. We build to whatever the covenants require, but the approval itself is the homeowner’s to file, and it is worth starting early.

Frequently asked questions

How quickly can you get to Arden?

Fifteen minutes from our office. For most Arden projects the supervisor is on site twice a day rather than twice a week.

Do I need HOA approval?

For exterior work in most Arden subdivisions, yes - siding, additions, decks and sometimes windows. We supply drawings and specifications for your submission; the application itself comes from the homeowner.

Who issues the permit?

Buncombe County. Arden is unincorporated, so there is no separate town permit office in the mix.

Can you finish a walkout basement?

Yes, and it is common in this area. We handle moisture and drainage first, then egress, framing, mechanicals and finishes.
